to get what you want, tailored to the square footage, finishes and budget that work for you. Our
sales consultants are here to assist you every step of the way.
Step #1. Secure Your Home Site
This is the starting point. Before you can design your home, you'll need to know the lot dimensions,
setbacks and topography. North Shore offers a variety of home sites – from lots on Lake Smith to
lots on our beautiful man-made lakes. Of course, we also offer home sites that aren't on the water,
providing an even more affordable option to live in a community of this quality. Our sales consultants
will make sure the language in our Purchase Agreement is clearly explained to you and will familiarize
you with everything you need to know, such as our architectural guidelines and rules for living
along Lake Smith.
Step #2. Secure Your Financing
The lending environment has probably changed a great deal since the last time you bought a home.
After you secure your desired home site, you'll need to line up your financing. Allow us to help
you navigate the sometimes complex world of financing by introducing you to lenders who are making
loans today. We can help explain jumbo loans, lot acquisition loans and construction-to-permanent
loans and show you how to line up a program that best suits your needs.
Step #3. Design Your Home
Perhaps you are interested in getting into something quickly. North Shore always tries to maintain
a nice mix of showcase homes ready for quick occupancy. But if you're more inclined to design your
dream home from scratch, again…we can help.
First, our sales consultants will familiarize you with the Architectural Rules and Regulations at
North Shore. Then it's on to design. Many of the builders we work with have in-house design. There
can be significant advantages to having the builder who is going to construct your home also design
it. We can help guide you through the design contract and deposit process. If you'd prefer to do
your design independently, we have contacts with some of the top designers in the area. And we can
guide you towards great plan websites like Frank Betz Homeplans
or the Southern Living Collection.
However you decide to proceed, you'll walk away with completed architectural plans and specifications
needed for you to bid your plans with several builders to get the highest quality at a competitive price.
Step #4. Select Your Builder
Building your dream home is a little bit like a marriage for the 6-12 months it can take from start to completion, and compatibility can be very important. Whether it's working with one of the great builders who already build in North Shore, or introducing you to any number of other custom builders in the area, we have the contacts needed to align you with the right builder. And once construction starts, we'll be with you every step of the way, from the pre-construction meeting through the final orientation - answering your questions and helping you coordinate the many decisions that will need to be made.
